The 19 remaining Brazos Place condominiums sold at auction on Sunday for $282/sf, a 29% discount to the original list prices.
That still sounds pricey, but it's a good deal compared to some of the surrounding neighborhoods. (You can search here.) In Bouldin Creek, for example, 11 homes are listed for less than $400,000 at an average of $320/sf. $282/sf is a relative bargain. In fact, so was the 2008 downtown condo average of $308/sf.
I point this out because downtown critics (ANC types) like to complain about the prices of downtown condos. Some of the condos are indeed very expensive. But the mid-tier developments are competitive with homes in the surrounding neighborhoods. For some reason, the sniping homeowners never seem embarrassed by the list prices in their own neighborhoods.
